A golf community that became a transport hub

The Jumeirah Golf Estates case study follows a gated villa community in south-west Dubai, from its record resale year in 2025 into 2026. It looks at villa prices, how the community compares with others on price and yield, and what the opening of an Etihad Rail station inside the community in September 2026 means.

Jumeirah Golf Estates (JGE) is known first for its golf. The data shows one of the fastest price rises among Dubai's villa communities in 2025, a yield above the city average, and a small, expensive resale market made up almost entirely of ready homes.

Background: two championship courses, with a third on the way

The community covers 1,119 hectares and opened in 2009. Its master developer today is wasl, a company backed by the Dubai government. The community is built around two 18-hole championship courses designed by Greg Norman, Earth and Fire. The Earth course hosts the DP World Tour Championship every year (Metropolitan).

In July 2025, wasl and Dubai Golf unveiled "The Next Chapter": a new 18-hole championship course within a 4.68 million m² master plan (Khaleej Times). One of the new phases, Cedarwood Estates, has sold out and is scheduled for handover in December 2028.

Villas are the main property type, alongside townhouses and a smaller number of apartments, including at Al Andalus. This case study focuses on villas, where the market data is clearest.

Price performance: the strongest resale year

Every price in this article states the market segment it refers to. In this section, the figures are average resale villa transactions only, from Metropolitan reports based on Property Monitor records of Dubai Land Department transactions.

In Q1 2025, the average price was AED 2,481 per sq ft, up 25.3% on Q1 2024 (Q1 report).

For 2025 as a whole, the average reached AED 2,704 per sq ft, up 35.7% year on year. There were 165 transactions worth AED 2.936 billion (2025 report).

Dividing total transaction value by the number of deals gives an average of about AED 17.8 million per villa. By size, the 2025 average was about AED 12.4 million for a four-bedroom villa, AED 17.5 million for five bedrooms and AED 21.3 million for six.

Comparison with other villa communities in 2025

In the same Metropolitan data series, Jumeirah Golf Estates recorded the fastest rise of the communities compared here (resale reports).

Price levels in 2026

For this case study, the 2026 Metropolitan figures could not be verified, so the current picture relies on a different measure.

Property Monitor data for all villa transactions, including off-plan, between 1 January and 6 June 2026 shows an average of AED 2,524 per sq ft in the community (Engel & Völkers).

Villa community, 1 January – 6 June 2026Average price per sq ftAverage price per m²
Dubai Hills EstateAED 2,896approx. AED 31,170
Jumeirah Golf EstatesAED 2,524approx. AED 27,170
Arabian RanchesAED 2,417approx. AED 26,020
The SpringsAED 2,306approx. AED 24,820
Dubai villa averageAED 2,241approx. AED 24,120
DAMAC HillsAED 1,908approx. AED 20,540

On these figures, villas in the community are about 13% more expensive than the city average and about 13% cheaper than Dubai Hills. This average should not be compared directly with Metropolitan's 2025 resale average, because the two cover different market segments.

In Q2 2026, Cushman & Wakefield Core recorded a 4% quarterly fall in residential prices across the city. Villa prices fell 9% in The Springs and The Meadows, and 5% in Dubai Hills (Khaleej Times). The review did not publish a figure for Jumeirah Golf Estates.

A market of ready homes, alongside new phases

In 2025, 98.8% of resale villa transactions were for completed homes, according to the Metropolitan report.

At the same time, new sales from developers grew quickly: 130 off-plan villa sales worth AED 1.04 billion, a 160% annual increase in the number of deals.

Dividing that value by the number of deals gives about AED 8 million per new unit, well below the resale average. This is for illustration only: the new phases have a different mix of home sizes.

Rental yield: high for a villa community

Property Monitor data for August 2026, published by Engel & Völkers, shows an average gross yield of 5.76% on villas and townhouses in the community (Engel & Völkers).

Community, August 2026Average gross yield, villas and townhouses
The Sustainable City5.82%
Jumeirah Golf Estates5.76%
DAMAC Hills5.34%
Dubai Hills Estate4.69%
Arabian Ranches4.00%
Jumeirah Park3.48%

Source: Property Monitor via Engel & Völkers. The city average was 4.45% for villas and 5.06% for townhouses.

Rents rose quickly in 2025. Metropolitan recorded 260 rental contracts, with an average annual rent of about AED 604,500 for a four-bedroom villa, up 27.3%, and about AED 1,015,900 for five bedrooms, up 27.2%. The figures include both short- and long-term contracts.

All yields are gross, before service charges, vacant periods and management fees.

Example: a five-bedroom resale villa

A villa at the 2025 average price of AED 17,504,522 would generate about AED 1,008,300 a year at a 5.76% gross yield. If rents fell 10%, income would drop to about AED 907,400 and the yield to about 5.2%.

The example combines averages from two sources and periods and is for illustration only. Prices and rents vary between sub-communities and plots, and net income is lower after expenses and vacant periods.

The Metro and Etihad Rail: what changed?

The underground Jumeirah Golf Estates Metro station, part of the Red Line's Route 2020 extension, opened in September 2021 (Khaleej Times).

The bigger change came in 2026. Etihad Rail's Dubai passenger station, Al Yalayis, is in the community and began operating on 30 September 2026, with ten daily journeys between Dubai and Abu Dhabi of about an hour each (Khaleej Times).

A pedestrian bridge between the Metro station and Al Yalayis opened in mid-October. The full walk between the stations takes about five to seven minutes (Khaleej Times).

There is no price or rent data yet from after the service began, so its effect cannot be measured. Transport is a factor in choosing an area, but it is not a guarantee of price growth.

Handover history and new supply

There is no public figure for on-time handovers across the whole community. The older sub-communities are complete, and the new phases are being built by wasl. Cedarwood Estates, for example, is scheduled for handover in December 2028.

For any off-plan purchase, check construction progress and the escrow account in the Dubai REST app and in our handover tracker.

There is no public total for the number of units due for handover in the area. Even so, the 130 off-plan villas sold in 2025 show that new homes are on the way. Once handed over, they will compete with resale villas for buyers and tenants.

Liquidity: a narrow market

Metropolitan counted 165 resale villa transactions in 2025, about 14 a month across the whole community. Five-bedroom villas were the most active, with 64 deals.

For comparison, Dubai Hills Estate recorded 382 resale villa and townhouse transactions in the same series. A seller in Jumeirah Golf Estates should be prepared for a longer search for the right buyer, especially for the larger villas.

Scorecard

CategoryScore out of 10Basis for the score
Location8Metro and Etihad Rail stations inside the community, five to seven minutes apart. No waterfront, and at a distance from the main business districts
Developer8Master developer wasl, backed by the Dubai government, is also building the new phases. Not higher because there is no public record of on-time handovers across the community
Project concept8Gated villa community around two Greg Norman courses that host the DP World Tour Championship, with a third course planned
Pricing5AED 2,524 per sq ft across all villa transactions, January to 6 June 2026, including off-plan, about 13% above the city average. About AED 17.8 million on average for a resale villa in 2025
Rental potential65.76% yield on villas and townhouses, above the city villa average of 4.45% and Dubai Hills at 4.69%
Value appreciation potential7Resale villas up 35.7% in 2025, the highest in the comparison. No verified 2026 resale series, and several communities recorded falls in Q2
Liquidity5165 resale villa transactions in 2025, about 14 a month, less than half the volume of Dubai Hills

The bottom line: the community suits buyers with a large budget who want a villa in an established golf community with rare rail access, and who plan to hold for the long term. It suits those who need a quick sale less well, or those buying mainly in the hope that the railway will push prices up quickly.

Jumeirah Golf Estates case study: takeaways for Israeli investors

  • Separate resale from the new phases. The new villas sold in 2025 were cheaper per unit on average, but the size mix is different. Compare homes of similar size.
  • Read the 2025 rise in context. A 35.7% jump in a year is unusual. Check recent registered deals in the same sub-community.
  • Plan for a small market. About 14 deals a month means a sale can take a while, especially at the top end.
  • Test a conservative yield. Use our calculators, including a scenario with rents 10% lower.
  • Compare with other communities. The Dubai Hills Estate case study shows a larger market with a lower yield. The Palm Jumeirah case study covers the top end of the price range. The Arabian Ranches case study offers another established villa community for comparison.
  • Inspect before handover. For a new villa, book a snagging inspection before you collect the keys.

Where is the Etihad Rail station?

Al Yalayis, Etihad Rail's Dubai station, is in Jumeirah Golf Estates. It opened to passengers on 30 September 2026 and is connected to the Metro station by a pedestrian bridge.

Will the station push villa prices up?

No one can guarantee that. There is no price data yet from after the service opened. It is worth following registered deals over the coming quarters.
