Two Markets on One Island

This Palm Jumeirah case study follows the most expensive area in Property Monitor's apartment and villa tables through 2025 and the first half of 2026. It looks at how resale prices for apartments and villas changed, how far transaction numbers fell and how much yield an investor gives up to own on the island.

Palm Jumeirah is often presented as a market of its own, outside the cycles of the rest of the city. The data supports that view for villas. Apartments, however, recorded the sharpest quarterly price fall among the areas surveyed.

Background: A Nakheel Island With Two Different Markets

Palm Jumeirah is an artificial island built by Nakheel. Land reclamation began in August 2001. The first phase included 1,350 villas on 11 fronds and 2,650 Shoreline apartments in 20 buildings. In May 2006, Nakheel announced that the first residents were expected to move onto the island by the end of that year (Khaleej Times).

The island has a central trunk and 16 fronds. Hotels, apartment buildings and retail sit on the trunk, and villas with private beach access line the fronds. A monorail runs along the island, and the nearest Metro station is on the mainland (Metropolitan).

Nakheel built many of the original apartment complexes, including Shoreline, Golden Mile and Azure Residences. Later projects were built by other developers, including Omniyat with One Palm and The Alba.

This case study treats the apartment market on the trunk and the small villa market on the fronds separately.

Price Performance: Apartments and Villas Have Diverged

All figures in this section are averages for resale transactions only, from Metropolitan's reports.

Apartments

In 2025, the average resale apartment price in Palm Jumeirah was AED 3,227 per sq ft, up 13.9% on 2024 (Metropolitan 2025 apartments report).

The rise continued in the first quarter of 2026, when the average reached AED 3,441 per sq ft (Q1 report). The average for the whole first half was lower, at AED 3,252 (H1 apartments report). This means the weakness appeared in the second quarter.

Villas

Villa prices barely moved in 2025, with an average of AED 6,938 per sq ft, up 0.3% on 2024 (Metropolitan 2025 villas report). In the first half of 2026, the average jumped to AED 8,352, up 28.8% year on year (H1 2026 villas report).

The half-year villa figure is based on only 36 transactions, so a few very large sales can shift the average. Treat it as an indication of market direction, not a precise rate of price change.

Comparison With Other Areas

Property Monitor data for all transactions, including off-plan purchases, puts Palm Jumeirah at the top of both tables for 1 January to 6 June 2026 (Engel & Völkers):

Area and property typeAverage price per sq ftAverage price per sq m
Palm Jumeirah villasAED 8,070about AED 86,870
Palm Jumeirah apartmentsAED 4,240about AED 45,640
Downtown Dubai apartmentsAED 3,011about AED 32,410
Dubai Marina apartmentsAED 2,058about AED 22,150
Dubai villa averageAED 2,241about AED 24,120
Dubai apartment averageAED 1,969about AED 21,190

On these figures, Palm Jumeirah apartments are about 41% more expensive than Downtown Dubai apartments and more than twice the city apartment average. Villas are about 3.6 times the Dubai villa average.

Property Monitor's apartment figure of AED 4,240 is well above the resale average of AED 3,252. It includes off-plan purchases, which may explain part of the gap. The two figures also cover slightly different periods.

The 2026 Correction

According to Cushman & Wakefield Core, apartment prices in Palm Jumeirah fell 9% in the second quarter of 2026 compared with the previous quarter. This was the sharpest fall among the areas in the survey, against 7% in Downtown and Business Bay. Villas on the island continued to post modest gains in the same quarter (Khaleej Times).

Resale Volume: Down in Both Markets

Metropolitan's apartments report for the first half of 2026 recorded 367 resale apartment transactions, down 39.5% year on year. Their total value fell 34%, to AED 2.761 billion.

The villa market is much smaller. The villas report for the first half of 2026 recorded 36 resale villa transactions, down 37.9%, with a total value of AED 2.119 billion. Dividing the total by the number of transactions gives an average of about AED 59 million per villa.

The Off-Plan Market and the Top of the Price Range

New apartment sales moved the other way. In the first half of 2026, developers on the island sold 167 off-plan apartments, up 271.1% year on year, with a total value of AED 2.928 billion, according to Metropolitan's apartments report.

Dividing the totals by the number of transactions gives an average of about AED 17.5 million per off-plan apartment, compared with about AED 7.5 million per resale apartment. These averages were calculated from the totals in the report and are for illustration only. They show that new projects on the island sell at a very different price level from the older buildings on the trunk.

The island is also among Dubai's top three areas for ultra-prime sales. In the first eight months of 2026, Palm Jumeirah recorded 35 apartment and 28 villa sales at USD 10 million and above, out of 335 such deals across Dubai (Khaleej Times).

Rental Yield: The Lowest Among the Main Apartment Areas

A low yield is part of the price of owning on Palm Jumeirah. Property Monitor data for August 2026, published by Engel & Völkers, shows an average gross apartment yield of 4.58% (Engel & Völkers).

Area, August 2026Average gross apartment yield
Business Bay5.92%
Dubai Marina5.51%
Dubai Creek Harbour5.12%
Downtown Dubai5.10%
Palm Jumeirah4.58%

Source: Property Monitor via Engel & Völkers. According to the same source, the average yield across Dubai was 6.66% for apartments and 4.45% for villas.

Property Monitor's list does not include a figure for Palm Jumeirah villas. The citywide villa average of 4.45% is the closest comparison from the same source.

Apartment rents on the island fell 9% in the second quarter of 2026, according to Cushman & Wakefield Core.

All yields are gross, before service charges, vacancy periods and management fees.

Worked Example: A Resale One-Bedroom Apartment

A resale one-bedroom apartment at the H1 2026 average price of AED 3,330,603 would earn about AED 152,500 a year at the average gross yield of 4.58%. If rents fell 10%, income would drop to about AED 137,300 and the gross yield to about 4.1%.

The example combines averages from two sources and is for illustration only. Actual prices and rents vary between buildings, and net income will be lower after service charges, vacancy periods and management fees.

Handover Record and New Supply

There is no public figure for on-time delivery across the island, and new projects are being built by several developers. For any off-plan purchase, check construction progress and escrow account details in the DLD's Dubai REST app and in our handover tracker.

On supply, Palm Jumeirah is not among the six communities that together account for almost 37% of the homes scheduled for completion in the second half of 2026, according to Cavendish Maxwell (Cavendish Maxwell via Zawya).

Liquidity: A Market Exists, but It Is Narrow

In 2025, Metropolitan counted 1,071 resale apartment transactions and 125 resale villa transactions on the island. In the first half of 2026, the figures were 367 and 36 respectively.

Apartments on the island can be sold, but Palm Jumeirah is not among the top five areas for ready apartment sales in the first half of 2026 in Cavendish Maxwell's report. Villas are different: with about six resale transactions a month across the whole island, a seller may wait a long time for the right buyer.

Scorecard

The scores summarise this case study based on the data presented.

CategoryScore out of 10Basis for the score
Location9Waterfront island, villas with private beach access and hotels on the trunk. There is a monorail, but no Metro station on the island
Developer7A Nakheel island; Nakheel built many of the original apartment complexes. Later projects are built by other developers and need checking separately
Project concept9A palm-shaped island with villas on the fronds and apartments, hotels and retail on the trunk
Pricing3The highest prices in both Property Monitor tables for 1 January to 6 June 2026. Apartments are more than twice the city average. Figures include off-plan transactions
Rental potential4Average apartment yield of 4.58%, the lowest of the five central and waterfront areas compared, and below the city average of 6.66%. Apartment rents fell 9% in Q2 2026
Value appreciation potential6Resale apartment prices rose 13.9% in 2025. Villa prices in H1 2026 were 28.8% higher year on year, based on only 36 transactions. Apartment prices fell 9% in Q2
Liquidity61,071 resale apartment and 125 villa transactions in 2025. Volume fell about 40% in H1 2026, and the villa market is very narrow

Bottom line: Palm Jumeirah suits buyers with a large budget who want a home on the water or a long-term store of value, and who accept a low yield. It suits less well investors who depend on rental income or may need a quick sale, especially of a villa.

Palm Jumeirah Case Study: Takeaways for Israeli Investors

  • Treat apartments and villas as two markets. In 2026, villa prices rose while apartment prices fell. An island-wide average hides the difference.
  • Read villa averages with care. 36 transactions in six months is a small sample.
  • Separate resale from off-plan. New projects sell at a much higher price level. Compare every price with recent resale deals in nearby buildings.
  • Stress-test the yield. Run the numbers in our calculators, including a scenario where rents are 10% lower than today.
  • Compare with other waterfront areas. Our Dubai Marina case study shows a market with lower prices and a higher yield.
