What defines Palm Jumeirah

Best for: A flagship property on the sea.

On the sea

An artificial island in the gulf. Villas on the fronds and apartments on the trunk — a water view is part of the plan.

Flagship property

The highest index entry price on the index. Fits anyone looking for a luxury address, not an accessible entry price.

Villas and apartments

Fronds for villas; trunk and crescent for towers and hotels — including Atlantis The Palm.

Freehold

A Freehold area per DLD. Full ownership for foreign buyers in properties designated for it.

About the area

Palm Jumeirah is an artificial island planned by Nakheel. Construction began in 2001, and the first residents moved in in the mid-2000s. The shape — a palm with a trunk, fronds and crescent — was meant to extend Dubai's coastline.

On the trunk and crescent they built apartment towers and hotels, including Atlantis The Palm. On the fronds — private villas with water access. A monorail links the island toward the Marina.

The character is luxury and seaside leisure, not a business district. That is why the Dubai Index entry price is the highest among the areas on the index, and the drive to DXB is longer than from Downtown.

The island is a freehold area per DLD. Dubai Index presents it as a flagship waterfront property — with projects and a price per sqm to compare, without a yield promise.

Frequently asked questions

Common questions about Palm Jumeirah: ownership, family fit and type of investment.

Is Palm Jumeirah suitable for families?

There are villas on the fronds with water access, and apartments in towers. The character is luxury and tourist (hotels, Atlantis). Families looking for a quiet inland golf community will prefer Dubai Hills or Arabian Ranches. Families who want a home on the sea will find a fit here, at a high price.

What is the legal status — Freehold or Leasehold?

Palm Jumeirah is a freehold area per DLD. Foreign buyers can register full ownership in properties designated for it.

Are there properties with a sea view?

Yes — that is the island's design. Villas on the fronds sit on the water; apartments on the trunk and crescent look over the gulf or the inner lagoon, depending on location and floor. Check a specific property; do not assume every apartment sees open sea.

What is the investment character of the area?

Demand rests on luxury, water views and tourism. The index entry price is the highest on the index, and the estimated index yield is lower than more accessible areas. That is not a promise — compare project against project.
