Downtown Dubai is a district planned by Emaar Properties in the early 2000s, around what became Burj Khalifa. The developer built a mixed master plan here: homes, hotels, offices and retail in the same precinct.
Burj Khalifa opened in 2010 and is the world's tallest building. Beside it is Dubai Mall — one of the world's largest shopping centres — and the Dubai Fountain. The area is on the Metro Red Line at Burj Khalifa / Dubai Mall.
The character is tourist-business: high residential towers, hotels and retail next to the attractions. That is why it grew as a luxury address in the city centre, not as a suburban villa community.
According to the Dubai Land Department (DLD) this is a freehold area: buyers who are not GCC citizens can register full ownership in properties designated for it. Dubai Index shows the area as a price and proximity benchmark — without promising a yield.

Common questions about Downtown Dubai: ownership, family fit and type of investment.
The area is mainly residential towers, hotels and retail around Burj Khalifa and Dubai Mall. Families who want villas, a garden and a quiet community will find a better fit in Dubai Hills or Arabian Ranches. Anyone who prefers living next to attractions and a city view will find apartments here.
Downtown Dubai is a freehold area per the Dubai Land Department (DLD). Buyers who are not GCC citizens can register full ownership in properties designated for it, with no lease-year cap.
The area does not sit on the beach. Some towers look over the Dubai Fountain, Burj Khalifa or the Business Bay water canal. A sea view is on Palm Jumeirah and in Dubai Marina.
Demand here rests on tourism, hotels and living next to the attractions. The Dubai Index entry price is relatively high. That is not a yield promise — compare specific projects against areas such as Business Bay or the Marina.
