1.6 The scope of the information and services offered on the Website may change from time to time, depending on the availability of information and services, the development of the Company's activities, and at the Company's sole discretion.
1.7 The Company is solely the owner of the Website; it is not the developer of the real estate projects presented on the Website, and it is not the owner of the properties and/or of the range of services presented on it. The Company does not act as a broker, a licensed agency, and/or a representative of the service providers and/or of third parties in the Territory. The Company may act solely as a locating, coordinating, referring and connecting party, in accordance with the specific service requested by the User and subject to the User's consent in the contact form.
1.8 The services provided by the Company through the Website may vary according to the type of inquiry. The Company may provide information, locate, match, refer the User to the services of a third party, and/or in certain cases provide some additional information service itself. With respect to every inquiry and/or request for contact made through the Website, and in accordance with the requester's consent, the Company will inform the requester of the identity of the service provider to whom the request was referred (ticking the V box in the contact form to confirm and consent to receiving information and to consent to the Privacy Policy constitutes the User's consent to the transfer of the User's details and the details of the request).
1.9 The Company may determine the range of services to be offered on the Website, change them, add services, limit them or discontinue them, subject to prior undertakings it has made and subject to the provisions of law.
1.10 By submitting an inquiry on the Website, and with the User's consent (as stated, by submitting details and ticking the V box in the contact form), the User may be referred to services from the range of services provided by third parties in the Territory, such as real estate agencies, developers or other service providers. It is clarified that such referral in itself does not make that third party an employee and/or representative of the Company, does not bind the Company, and/or does not make the Company the provider of that party's service, unless expressly stated otherwise.
1.11 The mere presentation of information, submission of details on the Website, sending of an inquiry, matching request, information request, or any other request by the User does not constitute an undertaking by the Company to find the User a transaction or service that meets the User's requirements, and/or to carry out a transaction on the User's behalf, or to achieve any result for the User.
1.12 The data presented on the Website may come from various sources, including developers, real estate agencies, service providers, databases, official publications, commercial sources, public information and more. The Company will endeavor to present information on the Website that is as accurate and up to date as possible; however, information, and in particular real estate information, is dynamic and may change frequently. Accordingly, publications on the Website may contain gaps, delays in updating, errors, missing and/or incomplete information, or other changes that have occurred since the information was published.
1.13 Data presented as information on the Website, such as inventory, prices, financing terms, yield data and the like, do not constitute an undertaking or promise and do not bind the Company and/or the service provider. The binding data with respect to a particular transaction shall be the data appearing in the binding transaction documents and/or as approved by the relevant authorized party for the execution of the transaction.
1.14 Information, calculators, indices, ratings, comparison tools and models presented on the Website may be based on assumptions, methodologies, historical data or data from external sources, and are intended to serve as auxiliary tools only; they do not replace an individual review of the transaction by the User. Furthermore, information on the past performance of a project, area, property or market does not guarantee similar performance in the future.
1.15 The Company does not undertake that any information presented on the Website, including but not limited to information regarding a project, property, transaction, price, yield and the like, will remain available or valid at the time the User wishes to act upon it.
1.16 The information presented on the Website shall not be regarded as investment advice, financial advice, legal advice or any other advice, nor shall the information presented be regarded as a personal recommendation to the User to enter into a transaction or to take any action or make any investment.
1.17 Where the Company refers a User's request for matching with a project or property based on the information provided by the User and the User's requirements, such matching shall not be regarded as a recommendation or a promise that the proposed match is suitable for the User from a legal, financial or any other perspective.
1.18 Terms such as "investment match", "deal", "opportunity", "recommended", "exclusive", "attractive" or similar terms, insofar as they appear on the Website, shall be interpreted in the context in which they were presented, and do not constitute a promise of yield and/or profit and/or appreciation in value and/or personal suitability and/or the success of the transaction and/or any other promise.
1.19 It is clarified that before making a decision to purchase a property or make an investment, the User must carry out the checks appropriate to the User's circumstances and should consider obtaining independent professional advice, including advice from a lawyer, tax advisor, accountant, financial advisor, and any advice regarding the applicable regulation under local law and the law applicable to the User.
1.20 Terms of a paid service, payment of a fee, or other special terms shall be presented and/or provided to the User within the framework of the relevant engagement, as required, by the service provider, and shall be the sole responsibility of the service provider.
1.21 The Website Operator reserves the right to update and/or change the Terms from time to time, at its sole discretion and without prior notice, inter alia due to changes it has made to the Website, service updates, changes in the business model, in service providers, in technology, requirements of the law applicable to it, and more.
The updated version of the Terms will be published on the Website, and the date of the last update will be stated in the Terms. The Company will act in accordance with the provisions of the law applicable to it, insofar as additional notice and/or consent is required for a change made to the Terms.
1.22 These Terms apply equally to all genders; the use of the masculine form in the original Hebrew is for convenience only.
1.23 The Terms apply to use of the Website and the content included in it by means of a computer or any other communication device, such as a mobile phone, a tablet and the like. The Terms also apply to use of the Website whether via the Internet or via any other network or means of communication.
1.24 The Website's Privacy Policy forms an integral part of these Terms. Use of personal information provided by the User through the Website will be made in accordance with the Privacy Policy and the provisions of the Panamanian data protection law applicable to the Company, and in accordance with the Israeli Privacy Protection Law.
1.25 The section headings in the Terms are for convenience only and shall not be used for the interpretation of its provisions.
1.26 Should any provision of these Terms be held unenforceable or invalid for any reason, this shall not affect or impair the legality, validity and enforceability of the remaining provisions of the Terms.
2. User / Visitor Declaration and Legal Capacity
2.1 One of the services available on the Website is putting Users interested in investing in Dubai and/or the UAE in contact with a third party relevant to the investment. Within this framework, the User is required to submit an inquiry containing personal information as well as information relating to the action the User wishes to take and/or the service the User wishes to receive.
2.2 The User acknowledges that any use of the Website and/or the submission of details, including personal details, on the Website for the purpose of receiving services, making contact, investment matching requests or any other real estate engagement, and/or any other action of financial and/or legal significance, is intended for adults with appropriate legal capacity. A User wishing to perform any such action declares that the User is at least 18 years of age and has the legal capacity required to perform the action.
2.3 The User undertakes to provide the Company, through the Website, with correct, accurate and up-to-date information as required for the inquiry and for receiving the service. Information and/or details of another person may not be provided through the Website without that person's authorization and/or without an appropriate legal basis.
2.4 The User undertakes to use the Website and the services offered through it for lawful purposes only, and in a manner that does not violate the law, the rights of third parties and/or the provisions of these Terms.
2.5 The User acknowledges that submitting personal details in an inquiry on the Website constitutes consent to their transfer to a third party, and that the User gives consent to the Company, including consent (by ticking the confirmation box in the place designated for this in the inquiry form), to the transfer of the details and information required to handle the inquiry submitted to a third party for the purpose of making contact and further handling. Such transfer of information will be carried out in accordance with the Website's Privacy Policy, in accordance with the provisions of the Panamanian privacy protection law applicable to the Company, and in accordance with the service provider's undertaking to keep and protect the privacy of the information belonging to the User.
2.6 The Company will endeavor to include an undertaking to protect the User's privacy in every agreement it enters into with the service providers to whom it transfers the User's details and the details of the User's request. However, it is clarified that the Company cannot be responsible for, and does not undertake responsibility for, the conduct of a third party with respect to the perfect preservation and/or protection of the privacy and of the details the Company provided to the third party, after their delivery.
2.7 The User acknowledges that the mere presentation of a service provider on the Website and/or the referral of a User through the Website to any third party does not create any undertaking on the part of the Company to complete the transaction, and/or to provide the service, and/or to enter into the agreement, and/or any result to be achieved. The service provider / third party alone shall be responsible for the service and/or the professional service it provides to the User, including but not limited to its content, the manner of its performance, the quality of the work, compliance with the professional and regulatory requirements applicable to it, and the representations and undertakings it gave the User.
2.8 The User acknowledges that the Company serves solely to coordinate and transfer the User's inquiry and the information contained therein to a third party, and that after the inquiry has been transferred to the third party, the Company is not a party to the process and/or the transaction, and does not assume the third party's obligations towards the User. Insofar as the Company assists the User in making contact with a third party, such a service and/or any similar service does not create a fiduciary relationship, agency, legal representation or any other obligation of the Company towards the User, beyond an obligation that the Company has expressly assumed in advance and in accordance with the law applicable to it, nor does it create such a relationship and/or obligation towards the service provider / third party. Assisting and referring a User to a third-party service does not transfer to the Company the responsibility and/or professional liability of the service provider.
2.9 The User acknowledges that, before receiving a service from a third party, the User must examine, as appropriate to the circumstances, the service and the service provider, including the service provider's identity, experience, license and certification, the fees and the full terms of service. The terms of service, including fees, shall be determined solely between the User and the service provider / third party. The Company is not a party to the service and/or the transaction, unless expressly stated otherwise.
2.10 The User acknowledges that the Company may receive referral fees, a commission, consideration and/or any other benefit from the third party / service provider to whom the User was referred through the Website, and from parties with whom the Company has commercial arrangements, and that the User shall have no claim whatsoever in this regard against the Company and/or the third party / service provider.
2.11 The User acknowledges that the existence of a commercial relationship between the Company and any third party, as stated, does not derogate from the User's obligation to carry out all the checks required before entering into a transaction, and that such a commercial relationship does not guarantee that the transaction carried out by the User will meet the User's requirements and/or be carried out to the User's satisfaction.
2.12 The User acknowledges that the Company may present a limited number of agencies, developers, service providers and business partners, and that the options presented to the User on the Website do not include all the projects, properties, agencies and options existing in the real estate market in the Territory.
2.13 The User acknowledges that, within the framework of certain promotions or arrangements, the Company may offer the User "cashback", a refund, a benefit or any other right in connection with a transaction carried out with a third party through a referral made by the Company. Entitlement to cashback or any other benefit is not automatic, unless expressly stated otherwise, and shall be subject to the terms published or provided to the User in a specific offer. Such entitlement does not bind the Company and does not make it a party to the transaction.
2.14 The User acknowledges that the purchase of real estate in general, and the purchase of real estate in Dubai and the UAE in particular, involves economic, commercial, legal, regulatory and financing risks, and that market conditions may change.
2.15 The User understands and agrees that purchasing a property or making an investment in Dubai and the UAE is a decision of economic and legal significance, and that responsibility for making the final decision, completing the checks required for the engagement, examining the professionals appropriate to the User's circumstances, examining all data and documents relating to the transaction, and everything related to the transaction the User carries out, rests with and binds the User alone, and does not apply to the Company.
2.16 The User acknowledges that the information presented on the Website may be based, in whole or in part, on information received by the Company from external sources such as developers, agencies, service providers and third-party databases, and that such information may change and/or be updated, and it is clarified that the Company is not responsible for the correctness and accuracy of such information.
2.17 The User acknowledges that the Company may present such information on the Website, or transfer it to the User in the course of handling an inquiry, but this does not make the Company the original source of the information or create any undertaking on its part as to its correctness at all times.
2.18 The User acknowledges that information presented on the Website that is received from third parties may be incomplete and/or not up to date and/or not free of errors, and that the details presented in the information may be changed by the developer, seller, agency or any other party beyond the Company's control, and therefore, before any engagement, the User must verify the transaction details with the relevant party and review the binding transaction documents.
2.19 The User acknowledges that the information presented on the Website shall not be regarded as a promise or undertaking by the Company that the party with whom the User carried out the transaction will perform any future obligation towards the User. Furthermore, the User agrees that expressions such as "verified", "checked", "selected", "rated" or similar expressions with respect to any developer or service provider, insofar as they are used on the Website, shall not be regarded as the Company's guarantee of that party's conduct.
2.20 The User undertakes not to use the Website for fraud, impersonation, knowingly providing false information, harming the Website's operation, attempting to gain unauthorized access to systems, breaching the Terms and/or the terms of use, or for any other unlawful purpose. In the event of unlawful activity and/or misuse of the service as stated, the Company may restrict, suspend or prevent a User's access to the Website and/or to certain services.
2.21 A Visitor and/or User and/or service recipient who uses the Website agrees, confirms and declares:
- (1) That the User knows and acknowledges that when using the Website, registering or making an online inquiry, the Website Operator may collect personal information such as full name, email address, telephone number, the content of the inquiry or request, or information the User has provided. In addition, non-personally identifiable information is collected, such as IP address, browser and device type, operating system, pages visited, time spent on the Website, and referral sources.
- (2) That the User agrees that, after the User has given consent (by ticking the V confirmation box in the contact form to receive information and to confirm and consent to the Privacy Policy), the personal details the User provided will be transferred by the Company to third parties where this is necessary to provide the service requested by the User, and/or where the information is non-personally identifiable statistical information, and that the User shall have no claim against the Company, its managers, employees or anyone acting on its behalf, and that they shall not be liable for damage caused to the User by a third party in connection with personal information and/or any information the User provided that was transferred by the Company to a third party, and/or in the event that a third party misused the personal information the Company provided to it. In its agreements with any third party and/or with service providers in the Territory, the Company will endeavor to include their undertaking to maintain the privacy of the information the Company provides to them in connection with the User.
- (3) That the User shall have no claim against the Company, its managers, employees or anyone acting on its behalf, and that they shall not be liable towards the User, directly or indirectly, for any damage, including to property, or for any other damage or any other loss caused as a result of content or information published on the Website and/or the products and/or services offered on the Website, including in the event that a warning, recommendation or advice was published on the Website regarding a particular matter or a particular service.
- (4) That the User confirms and agrees that the Company shall not bear liability for any damage caused to the User, and that the User confirms and agrees that responsibility for damage, and for any risk of damage to property and/or to the property of third parties, arising from the User's use of the information and/or incorrect use of the information and/or of the services offered on the Website, rests with the User alone.
- (5) That the User knows, without derogating from the foregoing and the following, that the content appearing on the Website and the Website's Terms do not constitute an instruction and/or direction and/or economic advice and/or binding professional advice of any kind. The content of the Website and the provisions of these Terms shall not be regarded as a substitute for carrying out independent preliminary checks and verifying the data. Any use of such information is at the User's sole responsibility.
- (6) That the User knows that one should not rely solely on the particulars or description of content appearing on the Website, and that the User must check and verify the relevant data on the ground.
- (7) That the User knows that the Website is provided for use "AS IS" and that its use is at the User's full responsibility;
- (8) The User undertakes, when using the Website, not to violate any law, regulation or other governmental directive.
2.22 The User acknowledges that the Company makes no undertaking regarding the degree of accuracy or completeness of the information and service descriptions on the Website, and that it shall not bear liability for any error, mistake or damage.
2.23 The User acknowledges that submitting details on the Website, filling in an inquiry form, confirming and giving consent, or sending a request to schedule a call do not constitute final approval and do not bind the Company to provide a service, and that the means of contact and possible courses of action are entirely personal, depend on many variables, vary individually from one service recipient to another, and are subject to the sole discretion of the Company.
3. Transaction Opinion and Review
3.1 The Company may offer the User, through a third party, an opinion, review or examination service with respect to a real estate transaction that the User is considering (hereinafter: the "Opinion Service").
3.2 The opinion will be based on the information and documents regarding the transaction that the User made available to the Company, on the information available at that time, and on the scope of the service agreed with the User. As part of the review, the service provider may compare the transaction with market data, various projects, transactions, prices, payment terms, information about the developer and/or other data available to it at that time.
3.3 The User is responsible for providing the Company with information that is correct, accurate, complete and as up to date as possible. Missing and/or incorrect and/or outdated information may affect the ability to carry out the review and the conclusions drawn.
3.4 It is clarified that the opinion does not constitute and does not replace legal due diligence on the transaction, a legal opinion, an appraisal opinion, tax advice, investment advice, an engineering inspection and/or any other professional examination requiring a licensed professional or other expertise. Insofar as legal, tax, engineering, accounting or any other professional knowledge is required in the course of the review, the Company may present the User with options for contacting a professional or service provider suited to the User's inquiry, at the User's choice.
3.5 The opinion on the transaction reflects the information that was available at the time the opinion was given. It is clarified that the decision whether to carry out the transaction or refrain from it, change its terms, negotiate or cancel an engagement is the User's alone and at the User's sole responsibility, in accordance with the agreements and the law applicable to the User, and that the Company shall bear no responsibility in connection with decisions the User made following the opinion received as stated.
3.6 It is clarified that the opinion shall not be relied upon for the purpose of cancelling an existing transaction and/or undertaking without checking the User's rights and the consequences of cancellation with an appropriate professional, including a lawyer.
3.7 The Company does not undertake that, within the framework of the opinion, every risk, problem, defect or information relevant to the transaction will be identified. The Company does not prepare the opinion and is not responsible for its contents.
3.8 Before the engagement for receiving the opinion, the service provider will provide the User with all relevant information, including the price of the service, the scope of the review and the specific terms.
3.9 The Company may refuse to transfer a request for an opinion with respect to a particular transaction, inter alia where it does not have sufficient information, there is a concern of a conflict of interest, or where the review requires expertise that is not within the scope of the service provided.
3.10 The Company strives to provide the User with the best possible service; however, any case of conflict of interest will be brought to the User's attention, clarified to the User and examined on its merits together with the User.
4. Use of Images, Renderings and Artificial Intelligence (AI) Technology
4.1 It is hereby expressly clarified that the Website may include images, videos, illustrations, maps, plans, diagrams, renderings, architectural visualizations, simulations, designs and other visual content relating to projects, properties, areas, services and more. Some of these may be received from third parties, and some or all of them may be created, modified, edited or processed using editing software, artificial intelligence (AI) technologies and/or digital media processing software.
4.2 It is expressly clarified that renderings and visual content that are not actual documentation of the property are presented for illustration and general impression purposes only, unless stated otherwise. In projects at the planning or construction stage, a rendering, architectural visualization, marketing image or video may present the planned vision of the project and not its actual physical condition at the time it is displayed on the Website.
4.3 It is expressly clarified that there may be differences between what is shown in a rendering and the actual final result, including with respect to design, colors, materials, furniture, landscape, facilities, the project's surroundings and more. Furniture, landscaping features and other details appearing in a rendering are not necessarily part of the property or of the transaction.
4.4 It is expressly clarified that images of an area, neighborhood, skyline, beach, attraction or point of interest do not guarantee that these look the same from the property, or that the actual distance is identical to the impression created by the image.
4.5 It is expressly clarified that, before carrying out a transaction, the User must check and rely on the specification, plans, dimensions and all binding documents of the transaction, and not on renderings and marketing material alone. The foregoing does not derogate from the responsibility of the developer, seller or other third party with respect to representations and/or documents it provided, in accordance with the engagement with it and in accordance with the law applicable in the Territory.
4.6 It is expressly clarified that all images, depictions and renderings on the Website are presented for illustration, depiction and general impression purposes only. This content shall not be regarded as a binding representation, agreement, promise, professional opinion or any undertaking on the part of the Company to achieve a particular result and/or perform a particular action.
4.7 The User and/or service recipient acknowledges that there may be a gap between the depictions and renderings presented on the Website and reality as it is on the ground, and fully and finally waives any claim, demand or action against the Company in respect of any such mismatch, difference or gap.
5. Browsing the Website
5.1 Browsing and viewing the Website do not require registration, and the Website is open to every visitor.
5.2 The Website contains forms for submitting details in order to receive information and/or make contact, which include giving confirmation and consent to receive information as well as consent to the Company's Privacy Policy, including the User's consent to the transfer of personal information to a third party and/or to a service provider.
5.3 When submitting details on the Website, the Visitor will be asked to provide personal details such as first name, last name, telephone and an active email address (at the discretion of the Website Operator), as well as additional information relevant to the inquiry. Providing partial or incorrect details may prevent the possibility of using the service and frustrate contact when necessary. If details change, they should be updated on the Website.
5.4 It is clarified that there is no legal obligation to provide the information referred to above; however, without providing it, it will not be possible to handle the inquiry or provide the requested service.
5.5 The Website Operator will not use the details provided except in accordance with the inquiry submitted on the Website and in accordance with the Website's Privacy Policy, which forms an integral part of these Terms.
5.6 Submitting details on the Website includes, inter alia, consent to receive marketing content, information about promotions, updates and discounts offered to registered users. It is clarified that this consent to receive marketing content is separate from consent to receive a service and does not constitute consent to receive a service. Consent to receive marketing content is subject to the Israeli anti-spam rules and, insofar as it exists, may be withdrawn at any time by clicking "Unsubscribe from the mailing list".
5.7 The Company may determine, from time to time, means of identification for accessing the Website, including logging in to the Website via Facebook and/or another social network and/or another platform.
5.8 The contact details of another person may not be submitted on the Website without that person's authorization or appropriate consent.
5.9 Submitting details on the Website or sending an inquiry does not constitute approval of a transaction and/or an undertaking by the Company to provide a service.
5.10 After receiving an inquiry, the Company may contact the User itself and/or, depending on the type of inquiry, the Website's Privacy Policy and the provisions of law, transfer the User's details, subject to the User's consent, to the relevant party for further handling, including, inter alia, to a real estate agency, developer, broker, lawyer, financing provider or other service provider to whom the inquiry relates.
5.11 The Company does not undertake to respond to an inquiry within a defined period of time, and it may decline to handle an inquiry, stop handling it, or request additional information, inter alia where the details provided are insufficient, there is a suspicion of misuse, the requested service is not offered on the Website, or where it is unable to provide an appropriate response.
5.12 The Company may prevent any Visitor from using the Website at its absolute discretion. Without derogating from the foregoing, the Company may block a Visitor's access to the Website in any of the following cases:
- (1) If incorrect details were deliberately provided when submitting details on the Website;
- (2) If the Website was used to commit, or attempt to commit, an unlawful act, or an act that appears on its face to be unlawful, or to enable, facilitate, assist or encourage the commission of such an act;
- (3) If these Terms were breached, including an infringement of privacy;
- (4) If the Website was used in an attempt to compete with the Website;
- (5) If a Visitor performed any action that would prevent others from browsing and using the Website in any way.
6. Mailing, Publications and Advertising Authorization
6.1 A Visitor who has submitted details on the Website is added to the Website's mailing list and approves the use of their details for the purpose of receiving marketing information, insofar as presented, updates and advertisements that the Website may send from time to time. At any time, you may remove your details from the mailing list by clicking "Unsubscribe from the mailing list".
6.2 The mailing provisions set out in the Terms below shall apply to a Visitor who has submitted details as stated.
6.3 The details of another person may not be submitted on the Website without their consent and/or without their presence in front of the screen at the time the details are submitted, and after all the provisions of these Terms have been explained to them.
6.4 When submitting details, the Visitor will be asked to provide personal details such as first name, last name and an active email address. Providing partial or incorrect details may prevent the possibility of using the service and frustrate contact when necessary. If details change, they should be updated on the Website.
6.5 It is clarified that there is no legal obligation to provide details on the Website; however, without providing them, it will not be possible to receive marketing content and updates from the Website.
6.6 Unsubscribing from marketing mailings does not prevent the sending of non-advertising messages that are required for handling an inquiry, providing a service, managing a transaction, security, or other communication that the User requested or that the Company has a legal basis to send.
6.7 The Company will not use the details provided except in accordance with the Website's Privacy Policy, which forms an integral part of the Terms.
6.8 Submitting details on the Website constitutes the User's confirmation and consent to receive marketing content, which includes, inter alia, information about promotions, updates and discounts offered to registered users. As stated, this consent is not mandatory and may be withdrawn at any time by clicking "Unsubscribe from the mailing list".
6.9 Consent to mailings (receipt of marketing content) as stated constitutes the Visitor's consent to the sending of advertisements pursuant to the Israeli Communications Law (Telecommunications and Broadcasting) (Amendment No. 40), 5768-2008 (the "Communications Law").
6.10 In accordance with Amendment No. 13 to the Israeli Privacy Protection Law, 5741-1981, the EU General Data Protection Regulation (GDPR) and the CCPA, and subject to the law applicable to the User, Users of the Website have the right to access the personal information held about them, to request the updating or correction of incorrect information, to request the deletion of their personal information, and to prevent the transfer of personal information to third parties for advertising purposes.
6.11 It is clarified that the person who submitted details may unsubscribe from the mailing at any time by clicking "Unsubscribe from the mailing list", which appears at the bottom of every mailing sent, or by contacting the Website by email. As long as the User has not unsubscribed from the mailing list as stated, the Company may send direct mail to the subscriber as stated.
6.12 Information in mailings shall not be regarded as a promise of any result and/or responsibility for the service offered therein.
6.13 The mailing as a whole, including all the information appearing in it, is presented on the Website "as is" and will be as accurate and correct as possible; however, the information may be incomplete or, alternatively, technical or other errors may have occurred in the information. The Company is not responsible for the content of the information contained in the marketing material presented on the Website.
7. Third-Party Website Content
7.1 The Website may include links, references, widgets, tools, content or integrations leading to websites, systems and services operated by third parties (hereinafter: "Third-Party Websites").
7.2 Third-Party Websites may include, inter alia, websites of developers, real estate agencies, service providers, banks, financing companies, government systems, news websites, booking systems, other online services, articles, photographs, text, graphics, designs, music, sound, video, information, applications, software and other content or items belonging to or originating from Third-Party Websites (hereinafter: "Third-Party Content").
7.3 A third-party website and/or content and/or service presented on the Company's Website is not operated by the Company, unless expressly stated otherwise, and the Company does not have full control over the content, availability, security, privacy policy, terms of use, accuracy or activity of these external websites and services. A link, reference or presentation of third-party content does not in itself constitute approval of the content and/or representation and/or product and/or service offered on that website, and the Company has no obligation whatsoever as to their correctness and/or content.
7.4 Third-Party Websites and Third-Party Content are not investigated, monitored or checked by the Company, and the Company is not responsible for Third-Party Content published through the Website, that the Visitor reached through the Website, or that is available through or installed on the Website, including the content, opinions, reliability, privacy practices or other policies of, or included in, Third-Party Websites or Third-Party Content. Use of a link or permitting the use or installation of third-party websites or any third-party content does not imply approval of its integrity or correctness or any other approval thereof by the Company, and responsibility for the content and/or for accessing such a link rests with the Visitor alone, who must check it before accessing it.
7.5 Moving to a third-party website or service and using it may be subject to the terms of use, privacy policy and provisions of that third party, and the User must review all of them before use; the Company shall bear no responsibility in this regard.
7.6 Any purchase, registration, transfer of funds, provision of information, engagement or any other action that the User performs directly with a third party or on Third-Party Websites shall be directly with that party, unless the Company is expressly stated as a party to the engagement. The fact that the Company referred the User to make contact with a third party does not make it a party to an agreement signed directly between the User and the third party and does not bind it to that agreement.
7.7 The Company may remove, change or discontinue a link or integration with a third party on the Website at any time, and it does not undertake that Third-Party Websites will be available, secure, or free of errors or faults, malicious software or unauthorized activity; the User bears responsibility for taking precautions when using them.

8.3 In the agreements the Company enters into with service providers and/or third parties, the service providers' and/or third parties' undertaking to maintain the privacy and confidentiality of the User's information provided to them by the Company, and its security, will be recorded, together with a prohibition on transferring the information to any other person and/or party, whether in the same country or in another country.
8.4 It is expressly clarified that if any third party or service provider breaches the terms for maintaining and securing privacy under the agreement, the Company shall not be liable for the breach, and the User shall not raise any claim against the Company in connection with that breach.

9.2 The transfer of the inquiry to the service provider in Dubai shall be subject to the Company's sole discretion, and the provision of the service shall be subject to the sole discretion of the service provider in Dubai. The Company shall not be liable for any delay and/or postponement in the provision of the service and/or non-provision of the service, and/or as a result of force majeure and/or technical faults and/or events beyond its control, and the User / service recipient shall have no claims against the Company in respect of the service in any of its aspects.

10.8 Use of the information presented on the Website and of the services presented on it is at the User's sole responsibility, and the User shall have no claim against the Company / Website Operator, its managers, employees or anyone acting on its behalf, and they shall not be liable, directly or indirectly, for any damage, including to body, property or any other damage or any other loss, caused as a result of the use of the content and services presented on the Website, including in the event that a warning was given, or advice was presented, regarding a particular matter or a particular service. In no event shall the Company bear the responsibility of the User / purchaser of the service.
