About the area

The master developer of Hudayriyat Island is Modon, a real estate company set up under an Abu Dhabi Government mandate. The island sits opposite Al Bateen and is linked to it by the Hudayriyat Bridge.

The island was first developed as a leisure and sports district, and the expanded masterplan was published in 2023. Some of the first villas on the island have already been handed over and are occupied, while most neighbourhoods are still under construction. The next major handover, the first phase of Al Naseem Community, is expected in Q4 2027.

Character: beaches, sport and leisure, with neighbourhoods of villas, townhouses and some apartments. It is about 15 to 20 minutes’ drive from central Abu Dhabi, but access is by a single bridge and many services are still being built.

Ownership: Freehold for all nationalities. The island is a designated investment zone under Abu Dhabi Law No. 13 of 2019, with registration in the Abu Dhabi real estate registry.

Frequently asked questions

Common questions about Hudayriyat Island: ownership, family fit and type of investment.

Is it suitable for families?

Yes. Most neighbourhoods are villas and townhouses in gated communities, with schools, parks and sports facilities in the plan.

Freehold or Leasehold?

Freehold for all nationalities. The island is a designated investment zone in Abu Dhabi.

When will the homes be ready?

Some of the first villas on the island have already been handed over. According to Modon, the first phase of Al Naseem Community is expected to be handed over in Q4 2027, and most other projects on the island are planned for 2028 to 2030.

What kind of investment is it?

An off-plan investment, mostly villas, with 40/60 or 50/50 payment plans. The rental market on the island is still very small and there is no reliable yield data yet, so it is a long-term investment.
