About the area
The master developer of Al Maryah Island is Mubadala, the Abu Dhabi Government’s investment fund. Development began in 2008, and the island’s north side, its last undeveloped land, is being developed by Mubadala and Aldar in a joint venture. The island lies between the city centre and Al Reem Island and is linked to both by bridges.
Character: a business district with offices, hotels and retail, and residential towers along the waterway. Most properties are apartments, including branded residences.
The island is very close to the Corniche and the city centre, and most offices are within walking distance. Prices per sqm are higher than on neighbouring Al Reem Island, and the supply of apartments is smaller.
Ownership: Freehold for all nationalities. The island is a designated investment zone under Abu Dhabi Law No. 13 of 2019.
