IPS 2026, the 22nd edition of the International Property Show, opened on 7 September 2026 at the Dubai World Trade Centre. Over three days, it brings together institutional investors, bodies that manage capital allocations, and developers, with the aim of advancing deals in Dubai's real estate industry.
The Dubai Land Department (DLD) used the event to strengthen Dubai's standing as a global investment destination. According to DLD, clear regulation, transparent data and efficient digital services are the basis of investor confidence. The exhibition's organizers note that the Emirate continues to attract record levels of foreign direct investment into the real estate sector. This is a trend that matters for investors abroad who are considering where to put their money.
Why This Matters for Israeli Investors
Events like IPS give investors abroad a useful gauge of the state of the market, even if they do not attend the exhibition themselves. This also holds for the Israeli investors that Dubai Index accompanies. When a government body such as DLD chooses to emphasize regulatory transparency and digital services, it is one sign that the market continues to work to attract foreign capital, and not only that of the institutional players present in the hall.
The IPS exhibition held in 2025 was attended by 30,719 visitors from 153 countries. Transactions worth more than AED 500 million were recorded during it, and 50 memoranda of understanding were signed. The figures illustrate the scale of activity concentrated around the event, even from the perspective of an investor who does not actually attend.
Who Is Exhibiting at IPS 2026
The main developers participating this year include Azizi Properties, Binghatti, Danube, Fakhruddin Properties, SanZen and Union Properties. Their activity spans residential communities, branded residences and mixed-use projects. Alongside them are more than 300 exhibitors, representing the entire value chain of the real estate industry, from the planning stage to PropTech technologies.
This year the exhibition is divided into five sectors: real estate, cities of the future, startups and PropTech, design, and services. The division reflects the way Dubai wants to present its real estate market: not as a single investment channel, but as a system connected to infrastructure, technology and urban planning.
Another novelty in 2026 is that the exhibition is held alongside AIM Congress, a large investment platform in its own right. According to the organizers, the combination is meant to widen exposure beyond real estate professionals and to attract the broader institutional investment community as well. Over time, it may bring more diverse sources of capital into projects in Dubai.
The Bigger Picture
Daoud Al Shezawi, President of IPS, described the exhibition as an arena where global institutional capital meets Dubai's real estate opportunities, with direct access to leading developers and active project portfolios. The organizers expect more than 30,000 participants at the current edition, a figure close to the number of visitors recorded in 2025.
These figures are no promise of rising prices or of the success of any particular project. Before buying, it is important to check any claim about a project presented at the exhibition directly with the developer or through Dubai Index's project profiles. Even so, the scale of the institutional interest shown at the exhibition is a relevant data point for anyone tracking whether international capital is willing to keep seeing Dubai as a safe and liquid investment market.
