Deyaar results, published by the Dubai property developer on 23 October 2026, show a 27% rise in profit before tax for the first nine months of the year. Profit reached AED 541.5 million, compared with AED 425.7 million in the same period last year. The company, which is listed on the Dubai Financial Market, also reported that it has handed over more than 2,100 residential units across its Dubai communities since the start of 2026.

The results come as Dubai's off-plan market is slowing. In that environment, the number of homes handed over deserves as much attention as the profit line.

Deyaar Results in Numbers

According to the company's announcement, published on Zawya and also reported by Khaleej Times:

Profit grew much faster than revenue, which the company attributed to execution efficiency. CEO Saeed Mohammed Al Qatami highlighted handovers as the basis of the period's performance. Deyaar said it will continue to focus on completing scheduled handovers and advancing construction on its active projects.

Why Handovers Matter More Than Profit Right Now

For an investor buying off-plan from abroad, the key question is whether the building will be completed, and when. Handover is the point at which you can start collecting rent, finance the property with a mortgage on a completed unit, or sell it as a ready property.

That question has become more important this year. Total Dubai real estate sales, including residential units, buildings and land, came to about AED 92.3 billion in Q3 2026, compared with AED 169 billion in Q3 2025, according to W Capital. This was despite cumulative sales for the first nine months still being the second highest on record. Our report on the Q3 2026 sales slowdown has more detail. Regional media, including AGBI, have linked the slowdown in new launches to geopolitical uncertainty since February.

At the same time, most developers have not cut prices. An analysis by fäm Properties of 717 off-plan projects launched since July 2023 found that only 44 of them, or 6%, had cut prices by 5% or more since the end of February. Only 28 projects, or 4%, were selling below their original launch price.

The result is a market where prices are holding but sales are slower. In a market like this, a developer's actual handover record is one of the most important tools for assessing an investment.

What It Means for Israeli Investors

Delivery on time is something to verify. A developer's claim that it hands over on time should be checked against data. The Dubai Land Department's project status tool, available through Dubai REST and Mashroie, shows the official construction progress of registered off-plan projects. Check it before signing and again before every payment. Our guide to red flags in Dubai property investment explains how to judge a developer's delay record fairly.

Construction-linked payment plans offer better protection. If a market slowdown delays the project, linking payments to verified milestones reduces the risk of paying before the work is done.

Stable launch prices cut both ways. Few discounts mean less room to negotiate on new projects, but they may also indicate that developers are not under acute pressure. Compare the project with ready buildings nearby, not only with the developer's launch price.

Listed companies publish financial data. Companies listed on the Dubai Financial Market publish quarterly reports. As Deyaar's results show, this gives buyers a clearer picture of their financial position than is available for many private developers.

This analysis is based on publicly available data and is not a recommendation of any specific developer or project.
